HOA documents and submittal

Navigating HOA approvals can be a complex process, but with Blue Ox Pools, you’re in capable hands. We not only construct comprehensive HOA documents on your behalf but also provide invaluable support throughout the submission and approval journey.

Understanding the significant influence HOAs wield, we prioritize keeping your submittal in sharp focus with meticulous execution. Any modifications required are seamlessly facilitated with the steadfast support of Blue Ox Pools, ensuring a smooth and efficient approval process for your project.

It’s crucial to note that the ultimate liability for HOA compliance rests with the homeowner, not the contractor. Collaboration between homeowners and Blue Ox Pools becomes pivotal. Open communication about any changes and their potential impact on existing HOA approvals is essential to ensure a harmonious and successful project outcome.

Step-by-Step Guide to Pool Construction with Blue Ox Pools:

  1. Permit and HOA Submittal:
    • Timelines vary as each city and HOA has its own unique processes. City permit processing and HOA approvals generally take about a month each. Blue Ox Pools submits both permits simultaneously to align timelines. Approval timelines can range from less than a week to sometimes over a month, depending on the location and City/HOA workload. Austin is its own much more complex process than surrounding areas and can easily take longer.
  2. Layout Inspection:
    • We lay out the project with spray paint in your backyard for preconstruction inspection by the city ensures compliance with easements.
  3. Excavation:
    • Simultaneously performing excavation and concrete forming, we verify measurements, set pool depth, and ensure a solid footing for proper pool support.
  4. Steel Work and Plumbing:
    • Coordinating steel work and plumbing, we streamline the process by setting the equipment pad simultaneously, saving time and minimizing errors.
  5. Gunite:
    • Everyone has their own opinion. We prefer opting for gunite, which is mixed on-site, offers better adaptability to our environment compared to pre-mixed shotcrete transported across town.
  6. Electrical:
    • Installing power, control center, equipment wiring, automation, and lights to efficiently power your pool.
  7. Coping and Tile:
    • Depending on the project, coping or concrete may go first, setting the deck height and matching materials for a cohesive look.
  8. Concrete:
    • Forming concrete, setting footings, and rebar. We do not use basic 3500 psi concrete. We install 4000 psi concrete with fiber for a much more structurally sound product. This is something we go over at consultation.
  9. Plaster:
    • At plaster we fill the pool and initiate the startup process for good curing.
  10. Concrete Coating:
    • Concrete coatings are applied post-plaster to prevent plaster installation from causing damage to deck coating.
  11. Landscaping:
    • Concluding the project involves repairing the irrigation system, addressing fence issues, and performing landscaping tasks such as grass and planter bed installation. We do this in house and would like to make this a turn key process.
    • During the consultation we talk about how Blue Ox Pools has a process that saves thousands of dollars in final landscaping costs.

While every project is unique, this serves as a general guide to the construction process. Most projects, post-permit and HOA approval, typically take around four months, allowing you to soon enjoy your transformed outdoor haven with Blue Ox Pools.
